Meeting Minutes
August 18, 2009
Board members present: Chairman William Lucini, James Henderson, Gary Eliasson, Armen Amerigian, Thomas Snell, and Fred Hartblay.
A continued Public Hearing was held at 7:00 p.m. on the application of A.N.G. Management, LLC, 652 West Center Street, West Bridgewater, MA, is seeking a Special Use Permit and a Variance to replace the existing office building with a larger building with similar non-conformance in setback from the front lot line. The property is located in the Industrial District as shown on Map 50, Lot 23. The applicable sections of the zoning bylaw are Section 6.1.7 Dimensional Setback Variance, Section 6.1.5 Non-Conforming Structures, Section 6.5.2 Sign Requirements, Business and Industrial Districts, and Section 7.2 Site Plan Review.
Following the Public Hearing, the Board voted to accept the site plan as submitted, prepared by Lawrence Silva, Registered Professional Engineer, dated August 11, 2009. The Board also voted to grant a Special Use Permit to A.N.G. Management, LLC, 652 West Center Street, West Bridgewater, MA, to replace the existing office building with a larger building with similar non-conformance in setback from the front lot line. The Board finds that the proposed office building is no more non-conforming than the existing building and that a Variance for setbacks is not required. The Board also granted a Variance for a total of four signs, not including the directional signage, on the property. The total signage is not to exceed 96 square feet. Two of the signs are located on Pleasant Street and two are
located on Old West Center Street. The total square foot of the signage is 82.75’. The proposed building and signage is to be as shown on plans submitted by Lawrence P. Silva, registered professional engineer, dated August 11, 2009.
The Board voted to accept the meeting minutes of July 21, 2009, and August 11, 2009, as printed.
